How to read your report.

Please do read the entire report as it contains information that will help you make informed decision about the property you are considering.

The entire report could be long and include a lot of pictures that may not be relevant for issues you consider crucial for the deal. Feel free to click on the buttons below to help you navigate and get to the issues of your interest quickly. You can always click on FULL REPORT to return to the original report.

How to Read Your Spectora Home Inspection Report

1. Start With the Summary Page

The Summary highlights only the important findings. This is the best place to start.

Color Coding:

  • Red – Safety Hazards / Major Issues
    Serious concerns that may affect safety or require immediate repair.

  • Orange – Repairs Recommended / Maintenance Items
    Not urgent but should be addressed or monitored.

  • Blue/Grey – Informational Items
    General notes, normal wear, or helpful FYIs.

Most buyers only need to review the Summary before diving deeper.

2. Use the Section Menu to Explore Details

Spectora organizes the report into clear sections:
Roof, Exterior, Structure, Electrical, Plumbing, HVAC, Interior, Bathrooms, Laundry, Garage, etc.

Click any section to view the detailed findings in that area.

3. Expand Each Comment for Photos & Explanations

Every finding includes:

  • A simple description of the issue

  • High-quality photos showing exactly what was observed

  • Why it matters (safety, cost, maintenance, moisture risk, etc.)

  • Recommended next steps (repair, replace, monitor, or consult a specialist)

No technical jargon — everything is written in plain language.

4. Pay Attention to Severity Labels

Each item is categorized to help with decision-making:

  • Significant Concern

  • Safety Hazard

  • Repair Recommended

  • Monitor

  • Informational

This helps prioritize what’s urgent and what’s normal home ownership.

5. Review the Photo Gallery

At the end of the report (and within each comment), you’ll find a gallery of photos and videos. These visuals are helpful for:

  • Sharing with contractors

  • Understanding hard-to-access areas

  • Documenting the home’s condition during your purchase

6. Check for Life Expectancy Notes

Certain components—like roofs, hot water tanks, furnaces, or windows—often include age estimates and expected lifespan.
This helps with budgeting and long-term planning.

7. Use the Repair Request Builder (for Realtors & Buyers)

Spectora’s built-in Request List tool lets you:

  • Select specific items from the report

  • Add repair notes, credits, or price adjustments

  • Export a professional repair request document for negotiations

This is extremely helpful during subject removal.

8. Ask Questions Anytime

Your inspector is available after the inspection to:

  • Clarify findings

  • Help prioritize repairs
