A home inspection is an examination of all the major components of a house and their performance.

I follow the HIABC scope of home inspections, one of the best organisations in North America. All members of HIABC have to go through extensive training, testing and certification process. It typically includes visual inspection of the condition of the home’s major systems, roof, attic, wall, ceilings, floors, openings, foundation, basement, and more.

After your inspection, the building report will highlight any defects to the property and their urgency. It will also indicate any conditions conducive to structural defects.
Our reports are easy to follow, highly detailed and will include recommendations to help you make an informed decision on your property. If you are unable to attend the inspection or are unsure about something in the report, contact your Wide Bay inspector immediately for clarification before making any decisions.

Often defects can appear without explanation. If you have identified an item of concern within your property and would like a second opinion from a suitably licensed and qualified inspector then you should get a special-purpose inspection.

Our inspectors will inspect the area of concern and provide you with an independent opinion and recommendations as to your next step.

Defects may include, but are not limited to:

  • Cracks in walls
  • Subsidence
  • Excessive moisture
  • Ceiling deflection/deformation

Depending on your scope of works and where your property is situated in relation to others, you may not be legally required to obtain a dilapidation report. However, we consider them an essential part of any construction project and highly recommend having one done no matter your project to protect yourself from litigious neighbours and unnecessary costs and stress.
